These business terms and conditions (“Conditions”) form a binding legal contract between House of Modern Living (“Company”) and the person making the booking (you), and all members of the party (collectively the “Guests”) who intend to stay in House of Modern Living (the “Property”). These conditions apply to all bookings made via the website, email, telephone or other means. 1. BOOKING PROCEDURE Any booking made by you will be considered as an offer by you to lease the relevant Property subject to these conditions. 1.1. The booking procedure will be said to be complete only:

| 2. PAYMENTS |
2.1. For bookings of 1-29 nights, 30% of the booking deposit and an extra, refundable damage deposit of GBP150 are due at the time of booking. Rental must be paid in full at least 3 days prior to arrival. |
| 3. DEPOSIT |
3.1. Please wait for 2 weeks after departure for the refund of the damage deposit. The deposit will be refunded after deduction for any lost or damaged articles or properties, bank charges or for any deficiency whatsoever after inspection of the property. |
| 4. CANCELLATIONS / ALTERATIONS |
| 4.1 Cancellations 4.1.1 Cancellation will be accepted only in writing and will not be effective until actually received by the Company.
4.2 Extensions 4.2.1. Any extension of the departure date must be sent in writing and is subject to availability. An alternative Property may be offered (subject to availability), if the present Property has been booked for all or part of the required extension period.
4.3.1 For Booking of 1-6 nights, the full cost of the accommodation will apply irrespective of the guest's early departure. 4.3.2. For booking of 7-27 nights, notice of early departure is required, in writing, 7 days prior to the guest’s new departure date to avoid the cancellation charges of 7 night’s accommodation. 4.3.3. For booking of 28-179, notice of early departure is required, in writing, 21 days prior to the guest’s new departure date to avoid the cancellation charges of 10 night’s accommodation. 4.3.4. For booking of 180 nights and more, notice of early departure is required, in writing, 28 days prior to the guest’s new departure date to avoid the cancellation charges of 21 nights accommodation. |
| 5. ARRIVAL AND DEPATURE: |
| 5.1. Due to time taken to service the Property prior to occupancy, earliest available Check-in is 2 PM on the date of arrival. Guests must vacate the Property to facilitate a full cleanout on the day of their checkout no later than 10 AM. 5.1.2. Check-in fees are not levied for all Check-ins or Check-Outs during regular office hours of 9 AM to 6 PM Monday through Sunday. On Public Holidays and out of office hours we levy a late Check in fee of GBP50. 5.1.3. An extra night’s rent will be charged if the accommodation is not vacated by the required time. |
| 6. Telephone, Utilities & Laundry Charges: |
| 6.1. Where telephone calls are metered, telephone calls are charged at 20p per unit inclusive of equipment rental and VAT. Meter readings will be taken on the day of departure. 6.2. Where telephone calls are not metered a statement of account will be requested from British Telecom on the day of departure; charges will be at BT rates plus VAT. There will be an additional charge for equipment and line rental which will be charged at £5.00 per week exclusive of VAT. 6.3. Daily Maid Service is not provided. 10. The rent quoted is inclusive of electricity, gas, water, provision of linen and towels but not laundering charges. |
| 7. General: |
| 7.1. Smoking is not permissible in the Property. 7.2. Use of any illegal substance will not be tolerated and will result in the immediate cancellation of the contract. 7.3. Number of Guests permissible in the property may not exceed the number specified in the contract. A violation of this clause will result in a surcharge of GBP40 per person per night. 7.4. The Property must be used solely for the purpose of the Business or Holiday travel of the Guests; no other person is permitted to occupy the Property under any condition. 7.5. Guests must take proper care of the Property and the contents, use it in a responsible manner and leave it at the end of the Stay in a good and clean condition as at the beginning of the Stay. 7.6. None of the contents of the Serviced Property may be removed and the company must be notified immediately of any loss or damage howsoever caused. 7.7. Guests must not cause any nuisance, annoyance or danger to the owner, or to the occupants of any adjoining property. 7.8. The Company and the House Manager may inspect the Property at reasonable hours in the daytime and may be accompanied by prospective tenants. 7.9. If you breach the Terms & Conditions then the Company may, without affecting any other rights and remedies available, give you notice to vacate the Accommodation, together with the other guests, at such time as the Company shall think fit and at that moment the letting created by this Agreement shall come to an end. 7.10. This contract is subject to English Law and is to be interpreted under it in an English Court of Law. |
